Residential Permit Submittal Requirements
The following materials are required with any application for residential single family residences. Issuance of a building permit for an addition is not assurance that the addition meets the requirements of applicable covenants affecting the property. Therefore, applicants are advised to review all covenants affecting their property.

  • Completed building permit application
  • Valid Greenwood Village contractor's license or homeowners statement of responsibility
  • Two sets of plans (see below)
  • Total contract price, including the cost of all site improvements, drainage, architectural, structural, electrical, plumbing, and mechanical work, as well as profit and overhead
  • A separate Right-of-Way (ROW) permit must be obtained for any utility connections within the ROW. If construction is to take place on a state highway, an access, utility, or ROW permit will be required from CDOT
  • Electrical work is permitted and inspected by the City of Greenwood Village; call 303-486-5783 for requirements
  •  Asbestos report required for properties constructed prior to 1988

  • Site Plan showing the following:
    • Scale at 1 inch = 20 feet
    • Property lines showing location of property corners
    • Footprint of all existing and proposed structures, including setbacks from property lines
    • Height calculations
    • Existing and proposed contours at 1-foot intervals with USGS elevations noted
    • Adjacent streets (with names)
    • Driveways and walkways
    • Courtyard and decorative walls and monuments (with heights)
    • North arrow
    • Retaining walls (including window wells) with top and bottom of wall elevations noted. Walls in excess of 4 feet require a design analysis with a cross section detail stamped by registered architect or engineer
    • 100-year flood plan boundary
    • Delineate boundaries of any wetlands
    • Perimeter swales with slopes noted (2% minimum)
    • Sump pump or foundation drain outfall
    • Location of water meter and existing utilities
    • All easements
    • Roof overhangs
  • Storm Water Management Plan showing the following:
    • Temporary erosion control measures
    • Permanent detention / water quality design calculations and drawings
    • Design Criteria Manual calculations
  • Soils Report stamped and signed by registered architect / engineer
  • Foundation Plans stamped and signed by registered engineer
  • Construction Plans showing existing conditions and all new work. Plans should be drawn to scale and include the following:
    • Dimensions
    • Elevations
    • Name and use of each room
    • Stair rise/run and handrail details
    • Window and door sizes. Indicate tempered glazing where applicable and egress windows
    • Square footage of each floor, garage outdoor patio or decks, basements
    • Location of water heaters and furnaces
    • Electrical drawings showing location of devices: smoke alarms and carbon monoxide sensors
    • Roofing materials and roof pitch with venting
    • Framing materials, indication of size, span, species, and grade
    • Engineered framing members must be sized by an architect or engineer and be stamped and signed
    • Gas lines isometrics which indicate location of gas meter, length of pipe, diameter of pipe and the BTU/h of each appliance

All of the above must be submitted for a new residential project. For any project less than a new house, the whole list above may not apply. Check with the Community Development Department 303-486-5783 to find out what will be required.
